According to Thai-language business news outlet Thansettakij, the new platform upgrades the previous queueing process. Users can now secure their appointments digitally before showing up at a local land office. The report outlines a six-step process for navigating the new system.
What this means for expats
If you are buying a condo, registering a long-term lease, or handling a usufruct agreement, you or your legal representative will eventually need to visit a local land office.
Here is how the new system affects your property transactions:
- Reduced wait times: Booking ahead through e-QLands Plus is designed to cut down on the hours typically spent waiting in crowded government offices.
- Nationwide rollout: The system is active for land offices across the country, meaning it applies whether you are buying in Bangkok, Phuket, or Chiang Mai.
- Language barrier: As with most Thai government applications, the interface and instructions are primarily in Thai. You will likely need your property lawyer or a Thai-speaking friend to help secure the booking.
While the app handles the queue, it does not change the legal requirements for your transaction. You still need to ensure all your physical paperwork—such as your passport, Foreign Exchange Transaction (FET) form, and cashier's cheques—is perfectly in order before your appointment time. Because the system is newly launched, expect a brief transition period as local branches adjust to integrating the digital queue with traditional walk-ins.
